As a general rule, we don't recommend placing too many restrictions around stay length. At Beyond Pricing we specialize in making sure that you get booked at the best rate regardless the length of stay. Having said that, we understand how powerful it can be to have more control over when you offer different length of stay options to your guests. We are here to help!
What are Last Minute Minimum Night Stays?
Last Minute Minimum Stays give you the ability to set a specific Minimum Stay requirement based on how far away the stay is from the booking date.
When would I use a Last Minute Minimum Night Stay?
We recommend using Last Minute Minimum Stays to reduce your restrictions and increase your chances of getting booked in the near term.
Let's take a look at a couple of examples.
Market Average Booking Lead Time: 52 days
My Annual Minimum Stay: 7 nights
My listing is in Orlando and I have an Annual Minimum Night Stay requirement of 7 nights. I understand that this limits the number of bookings I receive because not everyone is coming to the area for a week, but I have it set up this way to try and attract families coming to visit the theme parks for an extended period of time. Families often plan far in advance for a vacation in Orlando, so the likelihood that I'll get a booking to stay for 7 nights in the next couple of weeks is pretty low. I have some open dates on my calendar that I would like to fill, so I'm willing to accept 2 night stays. By setting a Last Minute Minimum Night Stay of 2 nights for the next 14 days, Beyond Pricing will automatically reduce my Minimum Night Stay requirement to 2 nights for the next 2 weeks. Sweet!
Let's take a look at another example.
Location: Las Vegas
Market Average Booking Lead Time: 25 days
My Annual Minimum Stay: 2 nights
For my listing in Las Vegas, I have an Annual Minimum Night Stay requirement of 2 nights. I live over an hour away and I can't always get to my listing at the last minute, so I don't like to take bookings for the next day. By setting my Last Minute Minimum Stay to 30 nights for the next 1 day I essentially make my place unbookable in the immediate short term, as I rarely have a gap of 30 days in my calendar.
How do I set up a Last Minute Minimum Stay for my listing?
You can set it up directly in the Customize Tab for your listing. Head to the Customize Tab, click on Minimum Stays and scroll down to Last Minute Minimum Stays. Enter your desired Minimum Stay and the number of days from today that you would like the Minimum Stay to be active. Then click save - we'll take care of the rest!
