As data nerds we love to check out the stats for a market before we head there. Gatlinburg is a gateway to the Great Smoky Mountains National Park and the region is famous for its striking fall foliage. Did you know that it is the second most popular wedding destination in the United States? This is reflected in the occupancy data where we see significant increases in demand for weekends. Gatlinburg has an average annual occupancy of 50% and major US holiday weekends are drivers of demand, peaking at almost 90% for Thanksgiving. Other than President’s Day weekend, February has traditionally been a period of low demand in the market. This may be related in part to unpredictable weather, but internally we have a theory that is is because Dollywood (just down the road in Pigeon Forge) doesn't open their doors for 2020 until March, much to our disappointment.
